2021 Economic Response
With a pandemic that’s still going strong after nearly a year, and major economic uncertainty, 2021 has most Americans hesitant and concerned about their future. It is important for us to acknowledge this reality and the effect it has on our company, our team and our consumers.
CMH Florida has been aggressively exploring ways to reduce the uncertainty as families approach one of the most important decisions they will face – whether to build a home. In doing so, it is my hope to promote confidence in our company and offer reassurance that CMH Florida is ready to respond quickly to changes in the building industry
Here’s what we are doing to maintain new home construction in these uncertain times:
- We are updating our material costs every time there’s fluctuation of any size so we can give customers an accurate price they can count on. We know the value of your dollar is much more important in what may feel like a less than stable economy. So we are that much more committed to pinching pennies.
- We’ve prepared and gotten creative in assisting customers in financing in the event of an unexpected price change. In the months it can take to finalize building plans and obtain financing, we have seen prices fluctuate by as much as $30,000.00. We are unwilling to let a middle-income homebuyer face such a potentially crushing blow alone.
- We have lowered our profit margins and run specials to minimize the impact of price increases on the customer.
Even amid the uncertainty we have found that there are benefits to building a home right now that may be appealing to some of you.
Interest rates are at an all-time low. Many homeowners are able to increase their total budget, sometimes up to $30,000.00, adding things they couldn’t have afforded otherwise because the low interest rates have little effect on their monthly payment. In the case of $30,000.00, a mortgage payment would only increase approximately $120.00 a month. Homeowners have been able to truly create their dream home with a mortgage payment they can be comfortable with.
The NAHB (National Association of Home Builders) did a study on the economic impact of new construction in our country. “Building 1,000 average single-family homes creates 2,900 full-time jobs and generates $110.96 million in taxes and fees for all levels of government to support police, firefighters and schools, according to NAHB’s National Impact of Home Building and Remodeling report. Similarly, building 1,000 average rental apartments generates 1,250 jobs and $55.91 million in taxes and revenue for local, state and federal government. Moreover, $10 million in remodeling expenditures creates 75 jobs and nearly $3 million in taxes.” This emphasizes the value home building brings to our economy as a whole and inspires us all not to give up. Not to be afraid. Because if we do our part, if we keep moving forward, if we just keep building homes, we will make an impact and contribute to the stabilization of our nation.
